Streamline Towers –Neat!

The attention is moving from the luxury high-rises along the strip and surrounding areas to the Las Vegas downtown area. The city is promoting a major redevelopment effort and investors are quick to appreciate the potential of the new projects. They are picking up the still relatively lower priced condo units there. There has been a relaxation of the zoning system in the Old Strip area of Freemont Street in order to accommodate more non-gaming venues. One can look forward to nightly live jazz, comedy clubs, nightclubs, boutiques, taverns and coffee houses and the development of a retro Las Vegas atmosphere. Plans are afoot to create several exciting neighborhoods including an arts district, an entertainment district, a casino district, the Las Vegas Academy performing arts district and an office district. The 12 million square foot World Market Center and the Premium Outlet Mall with over 120 shops and restaurants is also on the cards.

There are125 condos and high-rise projects in various stages of planning around the Las Vegas Valley but I feel only 35% to 40% of these will actually be built. Streamline Towers, in the emerging downtown entertainment district seems to be one that will most probably see the light of day as it has already secured financing by Barclay’s Bank. It has a superb location near the 200,000 square foot Neonopolis entertainment complex and the Fremont Street Experience.

Streamline Towers broke ground in fall of 2005 and it is estimated to be completed in early 2007. Streamline Towers will be 21 stories high and have 251 elegant residences with 10 to 12 foot high ceilings and private balconies offering unobstructed views of the strip and the surrounding mountains. Each unit will have its own private terrace and the building will feature one, two and three bedroom condominiums. The latest energy efficient materials will be used and each condo will have state of the art appliances, security card entry system, ceramic tile kitchen and bathroom floors, spacious closets, built in microwave, dishwasher, gas cook top and oven. Units are also wired for telephone, cable and high-speed internet access.

The common facilities include a rooftop pool, spa, fully equipped fitness center, a 16th floor club house and a 11,000 square feet of neighborhood retail space including hairdressers, dry cleaners, mail facilities and boutique coffee shop. The building will have private secured parking and 24-hour concierge service. For a small condominium, it has all the features of a large community.

Sales centers are scheduled to open in late July. Streamline Towers also offers onsite executive leasing services for nightly, weekly and long-term rentals and seems to be a good choice for second homeowners and investors. Prices range from $425,000 to $1,100,000 and condos range in size from approximately 750 square foot, one bedroom 1.5 bath units up to almost 1900 square foot 3 bedroom and a den with 2.5 bath units. Bookings are being taken with the standard deposit of 15% to be placed into escrow upon signing on the dotted line.

Cosmopolitan – A Well-Planned Project

Suddenly the condo scene in Las Vegas is booming. There are nearly 50,000 units in 175 towers with construction in the planned stage, proposed or in progress. Some builders have made grandiose plans and even managed to sell numerous flats in advance. However, often these are stalled, postponed or dropped for financial reasons.

Cosmopolitan Resort and Casino is a major mixed-use project on the Strip on 8.5 acres between the Bellagio hotel-casino and the planned MGM Mirage Project City Center and boasts of the best location for any condo-hotel in Las Vegas today. The project has recently received a big financial boost with a $ 415 million loan from the Deutsche Bank for financing the construction. The money will help the developers construct Cosmopolitan's underground elements, which include a 3,900-space parking garage. Local real estate and gaming analysts believe that loan is a positive milestone for the Cosmopolitan.

Cosmopolitan broke ground in August 2005 and is scheduled to open in 2008. They have appointed Global Hyatt Corp to manage the property. Grand Hyatt will manage the Cosmopolitan's condominium-rental program and the 1,000 hotel rooms. They are also contributing $50 million to the construction of the Cosmopolitan. Cosmopolitan's Deutsche Bank financing probably came through because of the project's sales, a construction agreement with Perini Building Co and the marketing relationship with Hyatt.

Buyer reservations on condominiums began a year ago and since April, these reservations are being converted to hard sales. There have been unprecedented sales in the Casino Spa Tower. The resort will have 700 condo-hotel units in the Beach Club Tower on the the Beach ClubDeck facing Las Vegas Boulevard.The Beach Tower will have stunning views and this is your chance to own a beach front property in LasVegas. 1,600 of the development's 2,000 condominiums at prices ranging from $400,000 to $1.7 million, for a total sales volume of more than $1.2 billion have been picked up. The second, bigger tower will front Harmon Avenue, with 1,000 hotel rooms and around 1,300 condo-hotel units. Prices will range from $600s to $1.9 million.

The $2 billion project will have a 75,000 square foot Casino, 18,000 square foot Cabaret-Casino, Cosmo Dining Club, Cosmo Beach Club, and Spa & Fitness Club. Negotiations are on with several retailers and restaurateurs to take space in the 275,000-square-foot shopping center for 50 Cosmopolitan Specialty Shops. The development will also have 150,000 square feet of meeting space. The condos will range from 2,500 square feet to 6,000 square feet. At the end of 2006, they plan to seek a further $1.4 billion loan. Cosmopolitan's first phase of 1,000 units, the retail space, casino and a 1,800-seat theater, should open in late 2008. The rest of the condominiums and hotel rooms are scheduled for April 2009.

The Cosmopolitan has moved forward despite the resignation last month of President David Friedman, a former Las Vegas Sands executive who acquired the land for the project and brought in the developer, Eichner and Hyatt. Ron Thacker, a 30-year gaming veteran from the Flamingo and Casino Windsor, will look after the operation of the casino.

The condo also has its own a first class Fitness Center with state-of-the-art equipment. The lofts have exciting possibilities with their near twenty foot height of ceilings while the flats too have a comfortable eleven feet ceiling height. The builders have offered a choice of flooring material of either wood, tile, or carpet which can vary from unit to unit. Granite topped kitchens, well equipped bathrooms, Metropolis has it all. The surprising part is that there are very low maintenance charges making ita very viable proposition as a second homeor even just as an investment which will certainly appreciate sharply with time.

Dragon’s Ridge – Unforgettable!

Dragon Ridge Golf Club designed by golf course architects Jay Morrish and David Druzisky is a golfer’s dream come true. Spanish Trails - A pioneering community

Spanish Trails was one of the first golfing communities to develop in Las Vegas and still ranks among the most sought after. Its location, approximately 15 minutes west of the Las Vegas strip is of course a big attraction, but it is much more than that. Conveniently, near the International airport and a secure luxurious guard gated community, Spanish Trails has stood the test of time and has offered much more than promised. Most of the Spanish Trails homes were constructed in the 1980's and 1990's. This development was the first of its kind in Las Vegas.

The 640 acres of master planned community offers a choice of homes in eleven different neighborhoods with a large variety in designs and styles to choose from. Surrounded by mature landscaping and pleasing waterscape, a home in Spanish Trail makes a perfect second home or vacation choice. Even as an investment, a house in Spanish Trails is a sound idea as the costs have gone up since this community was first developed, and are still rising. Mountain’s Edge – The Way It Was

Mountain’s Edge (http://www.mountainsedge.com) is a 3500-acre master planned community off Buffalo Drive and Blue Diamond Road that celebrates the history of Las Vegas valley. It has a distinct edge over whatever else is on offer in the valley and buyers have been quick to spot it. The sales for 2005 have surpassed the expectations of Focus Property Group, the planners and developers. The group is dedicated to preserving the environment and much of the region’s natural desert landscape. The community embraces drought resistant methods and claims to be the new South West. An onsite demonstration garden grows drought tolerant varieties of plants, shrubs, trees and ground covering that need very little water while giving color and providing large shrub massing to add to the aesthetics.

Ground breaking for the project was in mid February 2004 and sales started in November 2004. The response has been encouraging with more sales than any other new planned community in the Valley has in 2005. The developers have taken the effort to stay in the press all the while and the constant buzz has translated into interested buyers. Prices range from the mid $200,000s to $800,000s. They hope to be fully developed by 2010 and house 33, 000 people in 12,500 homes. Schools, shopping centers, restaurants and a fire station are all part of the master plan.

The success of the project obviously lies in the depth and range in high quality, diverse housing options. Twenty-one different homebuilders offer town homes, single-family units or even condos. Each neighborhood within the community has its distinct characteristics. It maintains an old world theme with olive groves and aged stonewalls. A series of paseos or paths will connect the different neighborhoods and link the residents to each other. The paseos for Village 1 should be ready by April 2006.

500 acres of parks with trails are part of the plans. In the background looms Exploration Peak that will have a mountain park with trails to the summit. Exploration Park, a 280- acre regional park, has replicas of an Old West town and Native American village play structures, archeological dig area, amphitheater and water play area, picnic area and walking trails. Mountains Edge is a unique community already involved in philanthropic and community development projects, including a long-term relationship with the boy scouts. Rhodes Ranch – Of Golf and Palm Trees

Rhodes Ranch is born out of the desert at the base of the Spring Mountains and has been transformed quite miraculously into a lush tropical oasis. A luxurious golfing community with a variety of home designs, it boasts of one of the best golf courses in the region. Spread over 1,500 acres this planned golf course community, located in the southwest part of the Las Vegas valley offers a tranquil haven for those who want to escape the throb and excitement of the Las Vegas strip. The community is without doubt a good investment proposition too and as of February 2006, sales activity for resale homes for the last 3 months reflects sales from $342,500, to $985,000 with a median price of $446,000. Rhodes Ranch golf course community is obviously a highly sought after neighborhood. One cannot however help comparing it with Mountains Edge, where the natural history and environment of Nevada is being preserved and even highlighted. Honestly, one wonders at the justification of bringing Florida to Nevada when the region boasts of such rugged natural beauty. As of now, the infrastructure of the community has been a bit of problem in the area. However, there now is a new shopping center with a grocery store just to the north of Rhodes Ranch.

Ivana Towers –Trumped?

Another one bites the dust without ever taking off. The Ivana Towers project, trumpeted as being the tallest structure in Las Vegas is stillborn.The 2.17-acre property at the northeast corner of Sahara Avenue and Las Vegas Boulevard is up for sale for $49 million.Two Australian entrepreneurs Victor Altomare and his lawyer and business partner Joseph Di Maurohad teamed up with Donald Trump's ex-wife Ivana to build a $US700 million ($913 million) 73-storey tower apartment block. Originally called The Summit, the287-metre tower with a penthouse at the top - dubbed The Cockpit, was renamed The Ivana when Mrs Trump joined in.
The project was announced with a lot of fanfare and details released of the project were overwhelming. The sales office made presentations that were more appropriate for a nightclub with flashing lights, smoke machines and loud music. Ivana announced a Men of Construction calendar for 2006 and invited hunks from the construction trade to send in their entries. Ultimately, it all came to naught; Altomare, who had already abandoned his Liberty Towers projects decided to call it quits on Ivana too.

Las Vegas is experiencing a gold rush situation in the real estate development business. Naturally, there is stiff competition amongst high-rise projects. Developers try to pre-sell the units in a blitz of publicity but raising finance for a huge project like this one can never be easy. Rising construction costs are mainly because of unavailability of material like lumber and shortage of labor. Not everyone can survive the race. In the case of Ivana, even if the developers had pre-sold 500 units it would have been a tough job.

Marketing real estate is extremely competitive business. Success comes to those who can market high-end residences and actually stimulate demand for them. The Cockpit was designed as a huge 20,000 square feet $35 million penthouse with its own pool and elevator and exclusive fittings. Not many could have been able to afford it and ultimately the developers could not afford to build it!

Developing property is never easy and in the current Las Vegas scenario of rising construction costs, rising land prices and the fact that the mid- and high-rise condo market (in Las Vegas) is still in its infancy has made it a difficult game to play. One hopes that not all is lost yet. The land value is considerable and the location, on the site of the former Holy Cow casino is a prime one. The site can still be a success if the entire project is conceived and promoted correctly.

Though the present developer wants to sell the land, it does not mean that the project will not see light of day. It may not be the Ivana, where Mrs. Ivana Trump personally designed the interiors of each unit but I am of the opinion that something good will come out of this. There is a lesson for all the stakeholders in this and one hopes that the project in whatever form does get to see the light of day.

Las Vegas Golf Courses –Tee Time!

The number of golf courses in Las Vegas is increasing and the tally was 65 at last count. The population boom in the Valley is undoubtedly due to number of factors including glorious sunshine, zero personal state tax, the laidback life and the glitter of the Las Vegas strip. Personally, I think golf is a huge attraction. The choice of private country clubs, semi-private golf clubs and public golf courses with attractive golf communities around them is paradise for a golf addict.

It is most people’s dream to play on courses designed by legends like Jack Nicholas and Ted Robinson, so here is the chance to tee off at venues of PGA tournaments on championship golf courses. There has never been a better time to buy a round of golf in Vegas with the irresistible hotel and air packages. If you are lucky enough to relocate there, where a range of golfing communities beckon you, it is another story. Anyway, do remember when booking a tee time, Friday through Sunday are the busiest.

Las Vegas has numerous award winning courses selected by various opinion polls, golf magazines etc. The Paiute Golf Resort is a unanimous choice for the best overall experience. The Wolf course is the newest of three and probably the most upscale. It combines a desert mystique with the effect of the surrounding mountains that change color throughout the golf course. The course is treacherous but it makes a round of golf a moving, mystical desert experience.

Tom Fazio's Desert Course at Primm Valley is a good 45 minutes from Las Vegas, so plan your day accordingly. The Lakes Course can become a buzz of activity but the
Desert Course has this air about it. Give it a shot! Aliante is a personal favorite with its spectacular views of 10,000-foot peaks of the Sheep Range and superb tournament-caliber holes. The fairways weave though the golfing community, so you can imagine how serene it must be to live here.

The Bali Hai Golf Club brought the South Pacific to Las Vegas and nothing has been the same since. The club is the last word in luxury and the course is stunning, to say the least. Brilliant white sand bunkers and thousands of palm trees, Bali Hai is breathtaking. Golf Summerlin offers a choice of a traditional round on one of their par-72 layouts or a quickie on an award-winning par-60 executive course, all against a majestic mountain backdrop. Take your pick!

Silverstone offers everything a golfer can want, tough but fair challenges, variety in distances and directions and generous fairways so you can have fun and score. Lake Las Vegas is arguably the crown jewel of Las Vegas golf courses. Golf communities sparkle around a 320-acre man made lake that separates the ninth and 18th greens. The Falls Golf Club and the Tom Weiskopf-designed course are legendary. The Tuscan-themed clubhouse is designed like an old winery and I loved the enormous wood and fieldstone barroom with an amazing chandelier hanging from the high ceiling. Tall windows open onto the lake and a 60-foot bell tower chimes the hours. Unforgettable!

Las Vegas Golf Communities – Tee Off!

People who can retire or relocate to Las Vegas are in my view amongst the luckiest in the world. Low taxes, over three hundred days of sunshine, casinos, entertainment, and golfing communities for homes; what more could one want in life? The range of Las Vegas golf homes is vast and if you can afford it, you can take your pick from luxury high rises lining the lush fairways at the Las Vegas Country Club to custom hillside homes at Lake Las Vegas for over $6,000,000. There are currently 68 golf courses in the Las Vegas Valley and communities in their vicinity so you are certain to find something to suit your budget. You could easily pick a town house for less than $200,000

If I had to choose three favorites, one would certainly be Sun City Aliante in North Las Vegas. I think it is just the right size and includes all the right things. The emerald fairways of the Aliante golf course are interwoven with the community making the view from all sides of every home a verdant, visual delight. Priced in the mid 200,000s the homes are casual and comfortable but of high quality and low maintenance. You have a choice of seven single story home designs around a resort-style recreation plaza. Can you see yourself just there making the most of the fitness center, swimming pool, craft and hobby rooms, tennis and bocce courts?

In my opinion, Lake Las Vegas is among the best Las Vegas golf community from every point of view. Two Jack Nicholas designed private golf courses and a 320-acre artificial lake is the USP s of this golf community. The lake is the central highlight of this master planned community and is surrounded by terraced hillside. The homes are luxurious Mediterranean-style homes and resort villas. Southern Highlands has one of the best Robert Trent Jones golf courses and a scenic location to match. This is a new private course and it is obvious that no expense has been spared. Southern Highlands offers beautiful city and golf views as it nestles in the foothills of the southwestern Las Vegas Valley. You could choose from the two sections on offer. At the top end are The Estates with custom homes on half-acre to two-acre lots. The Villages are also an attractive option with homes ranging in price from $180,000 through the $400,000 s.

As with any property deal, it pays to do your homework and find a local resident for a real estate agent. The choice is mind-boggling and real estate is booming in Nevada right now. Golfers are spoilt for choice with the private courses, semi private golf clubs and public golf courses. Active adult communities within easy reach of golf courses are a popular option.

17th & Vine – Hope for the Best

One of the most eagerly awaited projects is arguably 17th & Vine. A delightful mixed-use project, 17th and Vine will have 466 residential condos starting in the low $300 000s. The location could not be better, just minutes away from the McCarran international airport near the Las Vegas Beltway on Stephanie Street and Wigwam Parkway in Henderson. 17th and Vine offers the retail and condominium real estate development features with a range of high end retail facilities and well designed mid-rise condominiums.

Sure, we have others like Urban Village with a new concept to Las Vegas real estate of medium and low rises, but 17th and Vine brings a heady cocktail of downtown living with upscale amenities. I guess you can call it the Manhattanizing of Las Vegas or even the blend of New York chic with LA ambience. The 17th & vine project envisages itself as being much more than a condominium development; it is an exclusive community. The 17th and Vine complex structures will not be higher than five stories with top quality construction using concrete, steel and wood.

Encompassing over 300 thousand square feet, the plans include a built up area of over 65 thousand square feet of retail space alone. 17th and Vine is made up of ten buildings comprising of condominiums, parking garage, retail units, restaurants, and recreation facilities. Imagine having your own restaurants, laundry, bank, beauty salon, and postal service! In house facilities will include a state-of-the-art Fitness Center with plasma televisions, steam and massage rooms and individual luxurious pools for each building.

There are murmurs in the Las Vegas real estate business circles about the difficulties some developers seem to be facing regarding some projects under construction. Some major plans, despite good response from the investors have been abandoned. Others, like 17th & Vine have fallen behind schedule, causing some anxiety. Las Vegas real estate in the last eighteen months was almost like a new twenty first century gold rush. Construction costs have shot up by almost 20 percent in the past nine months, caused mostly by shortages of labor and materials like lumber because of the building boom. I guess it had to blow its lid sometime.

In the case of 17th & Vine, groundbreaking was set for July 2005 and construction was to start in August 2005. The estimated date of completion according to the original schedule is July of 2007. So far, things are behind schedule, which is a pity, as the project is a unique mixed- use urban village lo rise condominium complex. The condos are "turn key" with upgraded features throughout. They seem to have thought of everything, including high-speed Internet access, energy efficient windows, dramatic high ceilings, and granite countertops and designer plumbing fixtures. The floor designs of the over 450 units range from one bedroom to an ultra luxury three bedroom duplex.

There has been a recent spell of aggressive marketing on the part of real estate agents. Certainly, the developers of 17th &Vine are most reputed and reliable. One can only hope for the best.

The Trump International Hotel & Tower – In his Image

Every thing Donald Trump does is in keeping with his larger than life image and flamboyance. It looks like his Las Vegas venture is just that and more. This USD 300 million was booked fully within days of announcement of the project. Eager investors have deposited either $10,000 or $20,000 for each of the 1282 units in this 64 story high rise, which will be the tallest in Las Vegas. Of course that will be till the project of a certain ex- Mrs. Trump takes shape! However, we are not here to talk about the proposed luxury tower, Ivana, but the two million square foot tower that will be encased in 24-carat gold glass, The Trump International Hotel & Tower.

The ground breaking ceremony took place on12th July 2005 so we do have long way to go. None-the-less Trump envisages his pet project to be the most incredible landmark in Las Vegas when completed. The attention to detail is exceptional and I guess the unrivalled luxury will be reflected in every aspect of the building. Once you enter Trump Towers chances are you find yourself in a time warp. The Brecchia Onecciata marble floors below Italian crystal chandeliers and the Lalique-inspired glass panel at the Brazilian rosewood registration desk are reminiscent of the 1930s. The lobby floor with its oversized brick design and inlaid pattern of St. Laurent, Calcutta Gold and Emperador Light marbles reeks of opulence. It doesn’t end there, as gold and silver accents are part of the scene all through. The decorative panels of the wall are flanked by copper-colored silk drapes and the classic accent pieces, a circular ottoman and a Brazilian rosewood table, are outstanding.

The overall impression and style sends you back to a glamorous hotel of a bygone era that you see in the movies. Apparently, the designers want to be distinctive by using a twist on a classic design. The lavish interiors, incredible luxury and sumptuous furnishings will no doubt be accompanied by exceptional personal service and inimitable pampering. As I mentioned, Donald Trump's first Las Vegas development received tremendous response; of course the bookings still have to fructify into actual sales. The building is being built on a portion of the Frontier Hotel property, across from the Wynn Las Vegas resort project and golf course and next to the Fashion Show Mall. This will be the most luxurious and incredible condo-hotel ever built in Las Vegas. The units are an outstanding investment as Donald Trump has already announced that the price of units in the planned second phase will be 35% higher.

Work seems to be progressing steadily. A Fortune 500® leader in mechanical and electrical construction, energy infrastructure and facilities services has recently announced that it has been awarded the project for mechanical and plumbing systems including a 2,700-ton central air conditioning plant on a design / assist basis. Trump has already announced plans for a Trump Towers in Philadelphia and is eying land in north Texas as the next location for high-end condos, Trump Towers Dallas!

Spanish View Towers is a member of the new Las Vegas High Rise and Condominium Alliance. It may seem strange at first sight that wealthy developers should need a Trade Union, but the truth is that the high-rise condominium sector in Las Vegas does need some concerted action to ensure a bright future. There are a number of infrastructure issues that the Alliance hopes to address and this will add to the future value of properties such as Spanish View Towers.

The Spanish View Towers will cover some 15 acres of prime Las Vegas realty. The best designers in the business have been commissioned to landscape the outer perimeter in a style that is sure to catch the eye. Developers seem to have thought of every amenity a resident could wish, from swimming to tanning, and from walking to tennis. Sandhurst - Trying too Hard

I am not the academic type, so I could be off the mark, but Sandhurst could have got stuck by trying too hard! This project on the Grand Central Parkway of Las Vegas has everything going for it. The Performing Arts Center and a top area medical facility are nearby. The keenly awaited World Market is planned for the vicinity. The 400-odd units range from lofts all the way to penthouses spread over three levels. So, why the delay in getting the project ready and fully occupied?

Well, for starters, never make important clients feel unwelcome. Las Vegas is a haven for investors. Nevada’s laws encourage investment. Investors are authentic owners, and add value to a property by word-of-mouth. I have never appreciated Sandhurst discouraging the investing community from showing interest and support in the community, and I think that the project has paid some price for such discrimination.

Come to think of it, Sandhurst is a bit confusing. I am not sure of how I should describe it to clients. Developers say that Sandhurst is meant for professionals who live in Las Vegas. Why plan units with 20 feet ceilings and provide ten thousand square feet for a restaurant? Why does a residential building for working professionals need room service? It seems Sandhurst has deviated from its positioning in marketing terms, and tries to act as a kind of vacation home or a hotel at times.

Perhaps it is best not to try and outguess the developers, and to enjoy the value Sandhurst undoubtedly delivers. Executives will find the central location a bonus. The dry cleaning service, front desk and concierge are helpful touches for people whose work may take them in and out of Las Vegas frequently. Everyone will love the airy terraces that come with each unit and the flexible floor plans. There is plenty of storage space in the building and the security of covered parking. There are three acres of landscaped gardens built in to the project, which will add immensely to the value of living at Sandhurst. The Spa and Health Club promises to be something special with a planned area of about thirty thousand square feet.

Companies with considerable business in Las Vegas will find it attractive to buy apartments in Sandhurst. The interiors are designed to please the most demanding personnel and the property represents good value for money. Let us hope construction picks up speed, and that this elegant tower in such a prestigious part of Las Vegas will soon be a beehive of activity!

Corporate clients can be a headache because they demand so much value for so little! Find a place to satisfy the top dog, and the accountants shoot you down! Find a great bargain and the hot shots act as though you have sentenced them to hard labor at San Quentin! I have never had the courage to turn down large companies, and they seem to take to the convention facilities of Las Vegas like ducks to water! I mean, have you ever met an executive who turns down a conference opportunity at Las Vegas? Hotels are not just prohibitively priced at peak times, but getting rooms and suites can be quite a task for even the most resourceful travel department! Every US company worth its salt needs accommodation at Las Vegas, and this is not a business opportunity for any realtor to sniff at, their contradictory and never-ending demands notwithstanding!

That is why my life depends on Platinum. The developers of this special project in the heart of Las Vegas must have been harried realtors in their last lives, because they have come up with something that marketing and finance types love alike! Let me start with the economics, because this is what counts when an investment matter comes before a professional board. Platinum not only represents extraordinary value for the up-market values of Las Vegas, but there is a rental option that actually makes the most hardened finance chief smile! Companies can collect rents from their apartments and suites at the Platinum when they are not in use for company personnel and their guests. I wonder why the money should matter for the Forbes 500 Club, but I guess it looks good when orderlies put up the papers for powers that be!

What really amazes me about the Park Towers amongst all the other properties in Las Vegas that I have worked over the years, is its unique ability to mix 19th century opulence in a 21st century format. The very entrance to the building makes a tremendous first impression, with a glass canopy for a veritable forest of greenery and a gurgling fountain. The swipe card entry with private elevators right to your door, are exactly the kind of touches that my special clients expect. The Park Towers have some common touches that its shares with other luxury condominiums in Las Vegas, such as a European Spa, swimming, fitness and a temperature controlled wine cellar. However, it is the library, the trellised gazebos and seating in the garden, the beauty salon and the gas barbecue in the recreation deck that I have not seen elsewhere. Billiards is another fancy to which the Park Towers caters. I also like the artifacts on display in the public areas, for it is not usual for any residential area to place such tremendous value in shared areas. The Residences and the Manor compete for attention in Majestic Las Vegas, and it is really difficult to choose between the two in this tallest occupied structure of Las Vegas that rises more than 650 feet above the street level.

Boca Raton - Florida in the Desert

I do not know how Las Vegas developers manage to bring the best of international locales to the Nevada desert, but they sure do an outstanding and thorough job! Boca Raton in Las Vegas is an extraordinary recreation of the legendary Florida destination. Developers have not brought the Atlantic in (thank God!), but they have pretty much left out no other detail!

I envy those of my customers who buy Boca Raton property in Las Vegas for permanent homes, for this means that they will always be on vacation! Boca Raton has a resort-like ambience, and I always feel relaxed when showing clients around, even though I may be terribly rushed for time to make the next appointment! Truly, Boca Raton has a quiescence that is quite out of character for Las Vegas, though in a delightful way!

This neighborhood succeeds in bringing the best of Florida to the Nevada desert. The result is that folks from California and from Florida as well are arriving in droves, picking up some great bargains in the 800 units of the Boca Raton project. I have seen some international interest of late as well, and this could easily open up a new flood of demand for homes in Boca Raton. The project is good value for a vacation home, though the fortunate choose to stay here on an ongoing basis.
