What's Changed? Where We've Been

LAS VEGAS, NV - A lot has changed in the Las Vegas real estate market since this area of our web presence has been updated. In fact, Las Vegas went from a boom to bust and then returned to a thriving market in just the last decade, which is, believe it or not, nearly as long as it has been since we posted something new. It's good to see that what was once a free and very effective service from Google is still be provided at no cost to us, the little people.

Why Using an Attorney Makes Sense in a Short Sale

I have been doing short sales in Las Vegas for the last two years and in the last six months I have been referring my short sale clients to the Paladin Legal Advocacy Center. As real estate agents, we cannot give advice in fields in which we don't specialize in, such as law and accounting. Any Las Vegas Real Estate Agent that has successfully closed a short sale transaction knows that you are operating in the gray area when representing the seller.

There are legal and tax implications in a short sale transaction and it is imperative the seller understands these implications. What we have done for the last six months is refer out clients to a Real Estate Attorney who goes over the implications of doing a short sale. When the homeowner decides to move forward, we list the home and handle the marketing. Once an offer has been submitted and accepted, it is sent to the Attorney who begins the negotiations with the Lender/Bank.

Having the Attorney handle the negotiations is key in making sure the Lender/Bank agrees to the short payoff without any future penalties such as a deficiency judgement or a 1099C. Most Real Estate Agents don't have the experience or knowledge to ensure the negotiations are in the best interest of the Homeowner.

Las Vegas Property Management

Las Vegas Home prices are dropping throughout the Las Vegas Valley causing many Las Vegas homeowners to owe more than their home is worth. Trying to sell your Las Vegas Home while you owe more than it is worth is called a "Short Sale". A short sale is when your lender agrees to accept a dollar amount that is less than the mortgage amount that you owe. If you lender refuses to accept a short sale and you still decide to sell your Las Vegas Home, you will be required to pay the difference between the sales price and what you owe.

Another option that you might want to consider is leasing your Las Vegas Home instead of trying to sell in this buyer's market. The Las Vegas Rental market is doing very well as most homes that are priced right get rented very quickly.

Did Your Las Vegas Listing Expire?

Did your Las Vegas listing expire recently? If so, you might be feeling frustrated or confused! Why didn't it sell? Well there could be a few reasons. For instance your agent might not have done any marketing or the home was over priced. So what do you do now? Well here is what you can expect to happen over the next couple of weeks.

You can expect your phone to start ringing off the wall from real estate agents attempting to list your home. Your mailbox will be full of mail from real estate agents soliciting you for your listing. So what do you do?

The first thing you need to do is not rush into anything. You need to figure out why your home didn't sell with the first agent that you worked with and in order to figure that out, you need to interview several agents. Set up several interviews with Las Vegas Real Estate Agents and ask them several qualifying questions such as why do you think your home didn't sell, what type of marketing will you do and do you sell real estate full time, to name a few.

Once you choose your new real estate agent, make sure you aren't locked into a long contract. This way if the agent isn't living up to your expectations, you can cancel your contract and find a new real estate agent.

Home Prices Decline in Las Vegas

Home prices have dropped by over 29% in May 2008 compared to home prices in May 2007. This huge drop is most likely a direct result of the increase in foreclosures compared to May of 2007. Banks and Lenders are lowering prices to move these homes off of their books. This is creating some excellent opportunities in the Las Vegas Real Estate Market!
