Panorama Towers - A Run-Away Success

I have made a large number of recommendations of late to my favorite clients to invest in Panorama Towers. This has raised eyebrows, and let me start my defense by stating categorically that I have no hidden agenda in this matter. Commissions are industry-standard, and I have nothing special to gain or to lose for that matter, by recommending apartments and suites in this imposing structure of twin towers that rises like a Phoenix in the Nevada desert just outside Las Vegas.

I must confess to being incredibly attracted by the artistic use of blue glass in the Panorama Towers, but this can hardly be the sole reason to invest precious dollars in realty! Basically, I have tremendous respect for Laurence Hallier. Check his track record and you will find that everything he conceives, be it an industrial park, a novel advertising medium or a housing project, is always a run-away success.

The other person I, as a real estate professional, bank on is Howard Yates. This Construction Manager of Panorama Towers has some 45 projects behind him involving some 20 million square feet. His professionalism is beyond question, and I am confident that the Panorama Towers will rank amongst his best work.

Law is one subject that I leave to experts, and I always worry about clients investing in projects with shaky legal documentation and procedures. However, this is one area where we can rest easy when signing for Paramount Towers property: Chris Yergensen, who is Corporate Counsel for this project has vast experience with properties on Las Vegas Boulevard. The New York Hotel and Casino figures amongst the projects for which he has handled legal affairs, and I always feel easy and confident about recommending investments in projects with which he is associated.

Panorama Towers has Kiai Juba as Architects, JBA Consulting Engineers for mechanical and electrical work, as well as for plumbing, construction by MJ Dean and Munge/Leung for the interiors. This is all eminent company indeed, and makes me feel that my clients will love me for recommending the Panorama Towers to them!

Panorama Towers has all the right touches, from a Jacuzzi to an area for Yoga. The valet service is perfect for people who jet in to Las Vegas for just days or even hours, and want to make every minute count. The electronic security is reassuring and privacy is assured. The Panorama Village Market is a warm touch with a Gourmet Deli and a Fresh Bakery. The apartment interiors convey a special sense of freedom and space with 10 feet ceilings. Plasma TVs, fine grain wooden cabinets and marble tops convey a contemporary sense of international luxury that will please the most exacting. Floor plans start at below 1000 square feet, so there is scope for all my friends to find something in the Panorama Towers to meet their planned outlays.
Demand for apartments and a suite in the Panorama Towers is so strong that I am not worried about favoring this project: the ones who do not follow my advice will be the ones to lose out!

I must confess that my sense of pride in knowing everything about real estate all over the world, took a bit of a beating when I drove to The Lakes near Henderson, from Las Vegas. The enormous lake and assorted water bodies that spring up at every turn, really make you blink and wonder whether you are really still in Nevada!

It is not fair to compare The Lakes with other residential communities. You should really stack it up against the best of the Mediterranean on the other side of the Atlantic! Developers have gone well beyond the basic needs of a residential neighborhood, and made The Lakes in to a top quality resort.

The Lakes community has the kind of sailing and water sports opportunities by day that rivals the best beaches and islands anywhere. There must be no other desert anywhere where people can enjoy the bounty of an abundant aqueous environment! The main lake alone covers more than 300 acres. The fact that resorts in The Lakes draw in such crowds, adds to the value of the residential sectors in this neighborhood.

The MonteLago Village Resort dominates The Lakes. It draws folk from all over the United States and from other countries as well. Its architectural style adds a very European touch to The Lakes. This is why you find such an international character on the streets, restaurants and shopping areas of this exclusive piece of the Las Vegas valley. I sometimes wonder if we do not make too much of the golf attractions of Dragon Ridge. There can be no dispute that the 18-hole par 72 course in this elegant hill side community of Henderson, is amongst the most challenging you can find in the greater Las Vegas valley, if not in all of Nevada. The Tiger Woods Foundation would hardly have selected it for a Tiger Jam event, if it were no more than of average standard. I concede that every game here builds in to a crescendo, with an amazing last hole that has players gasping for breath! My gripe is that we write and say so much about the course, that we seem to forget that there is so much more to the Dragon Ridge Country Club!

The McCullough Mountains provide delectable inclines for the luxury of Dragon Ridge. The name is apt because the dramatic ridge on top of the range never fails to catch your eye, especially as you make your way to the verdant surroundings of the Country Club. Superb architecture vies with creative landscaping and gorgeous views within the memorable boundaries of Dragon Ridge. The entire neighborhood is such an absorbing piece of community real estate, that one may well overlook the financial benefits of investing in Nevada!

The Country Club really lords over the rest of Dragon Ridge! The new club house is a grand structure, and has proved its credentials in holding spectacular events. Green Valley is a trend setter

How green was I in Green Valley? I arrived armed with a name and the vague idea of checking out the accommodation but I knew little else about Green Valley. I had not expected the magnitude nor the grandeur of the ranch resort spa and casino but this was Las Vegas and everything is larger than life. The luxury of the spa to melt away the stress and strain, the elegant rooms, and the exciting casinos were all there to indulge but was I in the right place I wanted to be? I wondered…

A little investigation led me to the Green Valley community; also in the city of Henderson and just twenty minutes away from the strip and about fifteen minutes from the airport. Now this could be home! The problem lay in choosing between the original ranch style and equestrian homes that set the trend in planned community development in the Las Vegas valley and the newer Green Valley homes that had kept in tune with the changing times.

Any way almost eight thousand five hundred acres developed into a spectacularly beautiful community on the southeast side of the Las Vegas valley is just as good as it can get as far as weather, convenience and amenities go. A golfers paradise with at least half a dozen public golf courses that are open through out the year in the vicinity, a nature lovers dream come true with parks and walking trails, Green Valley is definitely much more than what the doctor ordered.

Casual and gourmet dining, shops galore and recreation par excellence are all a part of this lovely community – why would you ever want to leave. The charm of Green Valley lies in its proximity to the strip while being a world away in ambience. Tree lined streets, parks, walking and bicycle trails transport you into a small town, light years away from the neon signs and glitter of the Las Vegas Strip. You cannot imagine a sharper contrast in appearance but I soon discovered that it wasn’t just a matter of looks.

The success of Green Valley as a trail blazing master planned community led the way for many more including Summerlin, but the charm of Green Valley also lies in the fact that it constantly reinvents itself. The newer homes are planned for growing families, as Henderson is a great place to raise kids. Besides the single unit luxury homes with three garages and large yards, the trend of condos and lofts has caught on here. There is literally something for every budget and need.

Family recreation and great seasonal entertainment like Shakespeare in the Park, libraries, a Boys & Girls club, Indoor pools and aquatic centers, city sponsored programs such as ACE (Active Children Everywhere), CAP (after school program k-5th grade), Teen Club, and Safe key make it perfect for school aged kids. You almost forget the image that Las Vegas conjures in your mind. Hey! Everything here is so normal!

As a lover of the great outdoors I made the most of 20-acre nature Discovery Park and the wonderful weather. Kids enjoyed the interactive dinosaur discovery area and the water play area too. We were all captivated by the man-made lake with waterfalls, and the breath taking scenery. Golfers delight in the 18-hole par-72 championship golf course and youngsters enjoyed the two traditional parks, linear parks, soccer and ball fields, and picnic areas. Arroyo and trail system enabled us to reach key destinations within the community without having to cross major streets. One can keep fit by just walking or jogging on the 24 miles of lit concrete trails that complete the variety of leisure time activity options.

Aliante is one of the first master planned communities in this part of the valley and is at par with all the major master planned communities in the greater Las Vegas metropolitan area. If you have admired the landscape and amenities at Summerlin, 7 Hills and Green Valley Ranch you will love Aliante. You can choose from Del Webb's Sun City Aliante, KB Homes, Pulte, D.R. Horton and Pardee Homes. I loved the homes at Club Aliante a guard gated, family friendly community with a private fitness club and tennis courts.

Del Webb's Sun City Aliante is a golf community for over 55s. Pets are welcome and so are grandchildren but only to visit! No one under the age of nineteen can stay here for more than ninety days! It is not that they are not welcome to visit- in fact many events are planned for young people and their families to get reunions organized, but on the whole residents like a bit of peace and quiet around here.

Commercial sites and a proposed Casino will make trips to the strip redundant but one cannot but indulge in the over the top luxury and excitement of down town Las Vegas. You are just thirty minutes form your favorite strip restaurant or any of the indulgences that the city offers.
