Spanish Trails - A pioneering community

Spanish Trails was one of the first golfing communities to develop in Las Vegas and still ranks among the most sought after. Its location, approximately 15 minutes west of the Las Vegas strip is of course a big attraction, but it is much more than that. Conveniently, near the International airport and a secure luxurious guard gated community, Spanish Trails has stood the test of time and has offered much more than promised. Most of the Spanish Trails homes were constructed in the 1980's and 1990's. This development was the first of its kind in Las Vegas.

The 640 acres of master planned community offers a choice of homes in eleven different neighborhoods with a large variety in designs and styles to choose from. Surrounded by mature landscaping and pleasing waterscape, a home in Spanish Trail makes a perfect second home or vacation choice. Even as an investment, a house in Spanish Trails is a sound idea as the costs have gone up since this community was first developed, and are still rising. Custom estates prices today are in the million dollars to eight million dollars bracket.

You could pick up a Town home in the price range of about $400,000, but a detached villa can cost at least twice as much. The biggest attraction at Spanish Trails is undoubtedly the exclusive Spanish Trails Golf and Country Club, a private club that features a 27 hole golf course. Membership of the club is generally offered by and sold by individual members. Golf membership usually costs about $30,000 and social membership is available in the $3,000 to $4,000 range. The association provides lists of memberships available for sale. Membership fees are worth the facilities offered here. Residents of the Spanish Trails community have free access to the Tennis Court Complex, fitness center, and pools.

Even today, an investment in Spanish Trails has higher than average chance for future appreciation due to its excellent location, sought after golf course and the amenities available to residents. Las Vegas real estate is still reasonable though it has increased substantially over the past year. It still offers some of the most affordable and attractive housing in the country. There is also the excellent weather with almost 350 days of sunshine, good school system and low taxes in its favor. Those who are attracted by the glitz and glamour of Las Vegas are just fifteen minutes away from the Strip.

In Spanish Trails, the diversity in housing choices may be perplexing, but there are experienced realtors who can explain the benefits and drawbacks of your choice.

The quality of life in Las Vegas is generally better than in most areas and most communities offer outstanding exercise facilities, excellent ethnic restaurants, the advantages of any other city, plus much more. The average homeowner is young, so there is plenty of opportunity to advance in your career. Spanish Trails set the standard for the southwest quadrant of Las Vegas and is known all over the country for its design, security, and glorious home sites.
