Provence – Small is Beautiful

Provence, a gated neighborhood in the southwestern Las Vegas Valley built by Warmington Homes Nevada seems to have caught the attention of discerning buyers. This is a small development comprising of 93 single-level residences in a charming neighborhood. The builders, who have been in the business for over eighty years, previewed the gated neighborhood and the homes in July last year. The model homes were available for inspection on track in October. The homes will be offered over nine phases of sales.

The company reports that the pace of early sales has been outstanding. Prices start from the upper $200,000s and people obviously feel they are getting value for money when they buy a home here. While prequalification with Bayport Mortgage Co. is required for priority registration, buyers may select any lender they choose. However, buyers will get a $4000 to $6,000 closing cost allowance if they obtain financing through the preferred mortgage broker Bayport Mortgage Co. Many developers are tying up with well known lenders and offering incentives – it is a good bargain for all involved and there is a feeling of trust and confidence.

The three single level designs offered range from over 1,200 to 1,400 square feet with two or three bedrooms, two baths, great rooms and two-car garages. Some of the homes offer optional dens and dining rooms. Kitchens are stylishly designed and feature an appliance package that includes beautiful Moen® faucets and high-quality Whirlpool® appliances. Other standard features include landscaped front yards, covered patios and beech cabinetry. The baths of the Master suites in all plans feature oval tubs, cultured-marble counter tops and walk-in closets. All plans incorporate a direct-access two-car garage. Many of these standard features would be considered upgrades and cost extra at other new home neighborhoods.

All the homes are designed to meet Energy Star standards with such amenities as programmable thermostats, low-e windows and improved insulation.
